CASE # V11-003/MORRIS: The applicant, James Morris, is requesting a ten foot (10’) Variance to the fifteen foot (15’) side yard setback requirement resulting in a five foot (5’) side yard setback to construct a 532 sq. ft. RV Garage near the west property boundary. The subject property is located within the ER 3 (Residential, 1-acre minimum new lot size, single-family site built homes) Zoning District. It is located southwest of the City of Las Cruces within Section 28, Township 23 South, Range 1 East, and is addressed as 700 Sandy Beach Rd., Las Cruces, NM. The parcel is described as Lot 2, Block D of the La Mancha Estates Phase I, as recorded in the office of the Doña Ana County Clerk on Nov. 16, 2004 in Book 565, Page 682, and can be further identified by Map Code # 4-003-137-493-178.
