CASE # V10-003 / SCHROEDER: The applicant, Max Schroeder, is requesting a Variance of 10’ to the rear yard setback requirement of 25’ within the ER3 Zoning District (Residential, 1-acre minimum new lot size, single-family site built homes) resulting in a 15’ rear yard setback, to construct a 2,000 sq. ft. accessory building, an RV Garage. The 1.0-acre parcel is located north of the City of Las Cruces, north of Picacho Ave., and is addressed as 5871 Shalem Colony Trail, Las Cruces, NM. The subject property is described as part of Lot 8, Section 20, Township 22 South, Range 1 East, of the U.S G.L.O. CASE # V10-005 / KLEIN: The applicant, Warren Klein, Ted Scanlon and David Yaryan, agents, is requesting a Variance to the minimum new lot size requirement in the ER 3 Zoning District (Residential, 1-acre minimum new lot size, single-family site built and mobile homes). The applicant seeks to create two lots through the ETZ Subdivision process that would be a net 0.92-acre each (1.0-acre gross) after the road easement acreage is removed. CASE # ETZS-09-045W: Case ETZS-09-045Wa: An appeal of the ETZ Commission denial of a waiver request to subdivision requirements for a subdivision proposal known as Case ETZS-09-045, Talavera Subdivision, Unit 2, Tract 3, Replat of Lot 7. The applicant made a request for the ETZ Commission to waive the requirements for road improvements to Rockhouse Road, a 50-foot wide road and utility easement, which was denied on June 3, 2010.
