CASE#Z06-011/PICACHO MOUNTAIN: The applicant, Picacho Mountain LLC. is proposing to rezone 249.12-acres of a 684-acre parcel, which is part of a larger 780-acre planned development, from ER4 (Residential, .5-acre minimum lot size, single-family site-built homes) to ER7 (Single family site-built homes and multi-family residential, a maximum density of 15 dwelling units per acre, 5, 000SF minimum lot size), with the condition not to exceed the density allowed by ER4 zoning, on the entire 780-acres. And proposing to rezone ER4 to EC1 (Neighborhood Commercial District, limited retail and service establishments, maximum district size of 5-acres); with conditions to allow zero-lot-line attached multi-family residential dwelling units over retail and adjacent to retail. The zone change requests is for the purpose of constructing a mix of residential dwellings, such as town-homes and patio home and allow a mix of residential use within commercial use. The applicant is proposing a total density not to exceed 1560 units, allowed by ER4 for the entire development area of 780-acres. The subject property is located west of the City of Las Cruces, north of Barcelona Ridge and west of Anthem Road, within Sec12 and Sec 7, TWN23S, R1W, and can be further identified by Map Code Numbers 4-001-134-110-454 and 4-001-134-080-210. The ETZ Commission recommended approval of this case with conditions on September 21, 2006 by a 6-0-0 vote.

6. CASE#Z06-012/SANTA TERESA: The applicant, Santa Teresa Planning and Infrastructure LLC., is proposing to rezone two neighboring parcels totaling 21.98-acres, from ER4M (Residential, 0.5-acre minimum new lot size, single family site built or mobile homes) to ER7 (Residential, 5,000-square feet minimum new lot size, 15 dwelling units per acre, single-family medium density, duplex or apartment units). The zone change request is for the purpose of constructing single-family site built homes. The proposed zone change would allow approximately 112 residential parcels. The subject properties are located north of the City of Las Cruces at Stanley Road and Holman within Sec7, TWN22S, R3E, and can be further identified by Map Code Numbers 4-013-128-068-494 and 4-013-128-140-493. The ETZ Commission recommended approval of this case with conditions on September 21, 2006 by a 6-0-0 vote.

7. CASE#Z06-013/CAMINO REAL BUILDERS: The applicant, Camino Real Builders, is proposing to rezone two neighboring parcels totaling 13.75-acres, from ER2 (Residential, 2.0-acre minimum new lot size, single family site built or mobile homes) to ER3 (Residential, 1.0-acre minimum new lot size, single-family site built homes). The zone change request is for the purpose of constructing single-family site built homes. The applicant is proposing approximately 12 residential parcels. The subject properties are located south of the City of Las Cruces at the intersection of Highway 28 at Valle Del Rio Drive within Sec20, TWN24S, R2E, and can be further identified by Map Code Numbers 4-008-142-248-175 and 4-008-142-180-195. The ETZ Commission recommended approval of this case with conditions on September 21, 2006 by a 6-0-0 vote.

8. CASE#Z06-014/CAMINO REAL BUILDERS: The applicant, Camino Real Builders, is proposing to rezone a 43.43-acre parcel, from ER2 (Residential, 2.0-acre minimum new lot size, single family site built or mobile homes) to ER3 (Residential, 1.0-acre minimum new lot size, single-family site-built homes). The zone change request is for the purpose of constructing single-family site built homes. The applicant is proposing approximately 32 residential parcels. The subject property is located south of the City of Las Cruces at Rio Dorado Drive and Rio Bravo Drive within Sec20, TWN24S, R2E, and can be further identified by Map Code Number 4-008-142-004-104. The ETZ Commission recommended approval of this case with conditions on September 21, 2006 by a 6-0-0 vote.
