CASE #Z06-016/EVANGELICAl CHURCH: The applicant, First Evangelical Church, is requesting a zone change from ER-2 (Residential, single-family site built homes, 2-acre lot size) to ER-7 (Residential, single-family or multi family, 5,000SQFT lot size, cannot exceed 15 dwelling units per acre) on approximately 3.23-acres for the purpose of developing nine 0.115-acre residential lots; and from ER-2 to EC3 on approximately 8.41-acres for the purpose of constructing a church, shopping / office units, and a convenience store with car wash and gas station. A portion of the subject parcel has EFP designation (Floodplain District). The purpose of the EFP district is to preserve and protect the land areas susceptible to being inundated by water from the base flood (100 year flood). The property is adjacent to the Las Cruces city limits along Dripping Springs Road, and is further identified as Map Code Numbers: 4-010-136-395-130, and 4-010-136-440

CASE #Z06-017: The applicants RCA Tierra, Inc.; Primera LLC. ; Philippou LLC, are requesting a zone change from ER3 and ER3M (Residential, single-family, site built and mobile homes, 1-acre lot size) to a combination of ER6 (Single family, site built home, 5,000 SQFT lot size) on approximately 316-acres; ER7 (Single family and multi family 5,000SQFT lot size, maximum of 15 dwelling units per acre) on approximately 140-acres; and EC2 (Community commercial district for retail and personal services) on approximately 15-acres. The property is south to the Las Cruces city limits, along Stern Drive at the north side of Missionary Ridge, and is further identified by Map Code Numbers: 4-012-143-482-332, 4-012-143-458-350, 4-012-143-360-270, 4-012-143-280-095, 4-012-142-120-300, 4-012-142-180-280, and 4-011-142-480-080.

7. Case ETZS-06-101: A request for Sketch Plan approval for Puerta De Las Cruces. The subject properties are located west of Interstate 10, north of Missionary Ridge Road traversing the future extensions of East Organ, Harper and Yucca Roads. The sketch plan encompasses 5 distinct phases with a combined area of 469.55+ acres with a proposed build-out range of 1820 to 2275 residential parcels. Submitted by Philippou, LLC

8. Case ETZS-06-022: A request for final plat approval for the property known as Lot 5, Block 14 of EBLT Subdivision “C”. The subject property is located east of Del Rey Boulevard and south of Sandhill Road. The final plat proposes 5 ± residential lots on 4.848 ± acres zoned ER 5 (Residential, .33 of an acre minimum new lot size, site-built homes only) Residential District. The applicant has submitted a waiver request to eliminate required pro-rata improvements to a proposed thoroughfare known as Sandhill Road. The wavier request entails elimination of additional required pavement, sidewalks and street lighting based on recent roadway improvements made by Dona Ana County.
